Seasonal Camping Rentals at West 40 RV Park

All monthly camping rentals require a minimum of 30-day terms to qualify for the rates listed below. To enjoy our campground amenities, all monthly rentals require signed rental policies before you park your camper on site. Additionally, rentals that exceed 30 days are exempt from sales tax. 

Seasonal rentals for designated campsites B2-B8, B11-B15, B18, and C7-C9 are available for leases of 3 months or longer. These sites come with 30-amp or 50-amp service and full water/sewer hookups for $600 per month plus electric. Electric is billed at $0.14 per kWh. Rent is pro-rated based on the total fees for the month divided by 30 to calculate the daily rate charged. For the 2027 seasonal rates, the base rate will be $625 per month plus electric.

When all designated seasonal campsites are booked, we strive to work with potential long-term campers to accommodate their needs, as we have additional sites available. This may involve several moves from site to site. Monthly rental rates are not available on non-seasonal or monthly designated campsites, but we will offer a 30% discount off the regular daily rate for whatever campsite you occupy. Remember, stays longer than 30 days are sales tax exempt, and electric is billed at $0.14 per kWh.

All seasonal rentals at our campground require a credit or debit card on file to take advantage of our campground amenities. A $25 service fee will be charged for any transactions involving insufficient funds or bank/credit card denials. Renters can opt to pay in cash or check prior to the due date upon request. Rental charges for seasonal rentals can be arranged on a recurring schedule based on the renter's preference, making monthly camping more convenient. Electric charges will be billed per monthly meter reading of actual kWh used to the credit or debit card on file on the 1st of the month or on the 1st and 15th if a seasonal flex payment plan is selected. Please note that non-payment of rent will result in utilities being shut off to the campsite and/or the camper being towed to the local impound lot (at the owner's expense) if it is not fully paid within 7 days of the due date.

To confirm your rental for our campground amenities, we require a $100 non-refundable deposit at the time of booking. This deposit will be deducted from your first month's rent for monthly camping. If you are booking for the next season, we will invoice you a $100 non-refundable deposit in January of that year on a net 30-day term. Water will be shut off to all campsites in mid-October, depending on the weather conditions. Sites B1 through B9 and A1 through A5 will have a hose available from the office building to fill camper water tanks from mid-October through the end of the season. All campers and RVs occupying a campsite on a seasonal or monthly basis must have valid license plates and registration. Additionally, all vehicles, including campers and personal vehicles, must be insured by the individual responsible for payment of the campsite. West Forty RV Park and Campground, its parent(s), and/or affiliated companies shall not be liable for damages or theft of any kind.

For seasonal rentals, 30-89 day leases are available for an additional $25 per month charge, plus electric used on any designated seasonal campsite. The electricity is billed at $0.14 per kWh. Rent for these monthly camping options is pro-rated based on the total fees for the month divided by 30 to determine the daily rate charged. Please note that 30-day, or one-month only short-term leases are not available during the peak months of July and August.

Our flex-payment plan is available for an additional $25 per month, making it easier for those enjoying our campground amenities. With this flex-payment option, renters who commit to a minimum of a 30-day stay can choose to pay weekly on Mondays or twice a month on the 1st and 15th. This flexibility is perfect for those interested in monthly camping or looking for seasonal rentals.
